CASE STUDY · EXTERIOR ENVELOPE

A complicated building, six stories of scaffolding and a narrowing weather window.

Bright Bond Consulting supported an approximately $400,000 exterior improvement project at a multi-owner building in Old City Philadelphia—from bid analysis and vendor selection into active construction.

Bring structure to an exterior project with technical and human dependencies.

The planned work included renewal of exterior finish systems, a color change, waterproofing at a wall associated with interior water infiltration, and limited window replacement. Engineering review and nondestructive testing helped clarify existing conditions.

Project coordination included association meetings, bid leveling, scheduling, reporting, contractor and consultant coordination, site observation and vendor selection.

On a building project, indecision is not neutral. It consumes weather, access and schedule.

The façade was only one part of the project.

01 / ACCESS

Scaffolding became its own critical path.

Six stories of scaffold rose from a balcony to support a small window scope, and the sidewalk below required temporary support to accommodate the Genie lift safely. Delays in resolving and procuring the windows kept that access system in place longer than necessary.

02 / WEATHER

The season imposed a real deadline.

Cold weather was approaching, while the exterior coating system still required suitable conditions and adequate cure time. Schedule discussions therefore had direct technical consequences.

03 / GOVERNANCE

Small decisions affected large resources.

Multiple stakeholders had to agree on matters including the building color while contractors, access and weather continued to move. Reporting kept the effects of those decisions visible.

From bids to field conditions.

Project management is often the work of making consequences legible.

This project moved through estimating, team selection and active construction during Bright Bond Consulting’s involvement. It demonstrates the work behind the visible work: tracking interdependencies, naming schedule risks early and maintaining a usable picture of the project when the organization around it is complicated.
